Terms and Conditions

1. Service provider

ARMOLUSO UNIPESSOAL LDA, a company incorporated under Portuguese law, NIF PT514691492, National Local Accommodation Registration (RNAL) No. 153445/AL, registered office: Rua de São Bento 111, 4970-451 Arcos de Valdevez, Portugal.

2. Purpose

These terms and conditions govern the seasonal rental of the "Casa São Bento" apartments located in Arcos de Valdevez, Portugal.

3. Booking and payment

For any booking made more than 14 days before the check-in date, a deposit of 30% of the total amount is paid by credit card via the secure Stripe platform at the time of booking. The balance (70%) is automatically charged 7 days before the check-in date using the same payment method. If the automatic charge fails, a payment link is sent to the guest by email.

For any booking made 14 days or less before the check-in date, the full amount (100%) is paid immediately by credit card at the time of booking.

A confirmation email is sent to the guest after each payment (deposit and balance). The stay cannot begin without full payment.

By making the deposit payment, the guest expressly consents to ARMOLUSO UNIPESSOAL LDA, via Stripe, securely storing their card details in tokenised form and automatically charging the balance 7 days before the check-in date.

A security deposit of €500 per apartment (€1,000 for the entire house) is pre-authorized on the guest's credit card 24 hours before the arrival date. This amount is not charged. It is automatically released 48 hours after the departure date, unless damage is found during the checkout inspection. In case of damage, all or part of the deposit may be retained.

4. Rates

Rates vary depending on the season and the apartment chosen. They include VAT at the rate of 6%. Cleaning fees of €60 to €80 per stay apply depending on the apartment (€200 for the full house). The minimum stay is 2 nights (3 nights during peak season).

5. Cancellation by the guest

Free cancellation up to 14 days before check-in: the deposit is refunded in full to the original payment method. Between 14 and 7 days before check-in, 50% of the deposit is retained. Less than 7 days before check-in, the deposit is non-refundable.

If the balance has already been charged at the time of cancellation, the refundable portion is returned within 5 to 10 business days.

In the event of a no-show or early departure, no refund will be issued on amounts already paid.

6. Cancellation by the provider

In the event of force majeure, unavailability of the property, or double booking, the provider reserves the right to cancel the booking. In such cases, all amounts paid (deposit and/or balance) are refunded to the guest within 5 to 10 business days. The provider will endeavour to offer alternative dates or replacement accommodation where possible.

7. Right of withdrawal

In accordance with Article 16 of Directive 2011/83/EU and Article 17 of Decreto-Lei 24/2014 (Portugal), the right of withdrawal does not apply to contracts for accommodation services on a specific date or period. The cancellation policy described in articles 5 and 6 applies.

8. Guest registration and property access

In accordance with Portuguese regulations (AIMA/SSI, Portaria 287/2007), the identification of each occupant is mandatory and must be transmitted to the authorities within 3 working days of arrival. The guest must register all occupants via the online form provided upon booking confirmation.

The access codes to the property (smart lock) are only provided when both of the following conditions are met:

  • Full payment for the stay has been completed.
  • Registration of all occupants is complete.

Without both conditions being met, no access codes will be provided and access to the property cannot be guaranteed.

9. Check-in and check-out

Check-in from 3:00 PM. Check-out before 11:00 AM. Flexible times may be arranged subject to availability.

10. House rules

The property has internal rules available on site and sent by email before arrival. Non-compliance with the rules (in particular excessive noise between 11:00 PM and 7:00 AM, smoking indoors, exceeding maximum capacity or disruptive behaviour) entitles the provider to terminate the stay immediately without refund.

11. Insurance

ARMOLUSO UNIPESSOAL LDA maintains the mandatory multi-risk and civil liability insurance for Local Accommodation, in accordance with Article 13-A of Decreto-Lei 128/2014. The provider's liability for damages is limited to the coverage and amounts of the policy in force. The provider is not liable for loss, theft or damage to guests' personal belongings.

12. Complaints

ARMOLUSO UNIPESSOAL LDA has a physical Complaints Book (Livro de Reclamações) available at the property and an Electronic Complaints Book accessible at www.livroreclamacoes.pt.

13. Data protection

Personal data is processed in accordance with the General Data Protection Regulation (GDPR). Occupant identity data is collected on the basis of a legal obligation (Portaria 287/2007) and retained for 1 year. For more information, please see our Privacy Policy available on the website.

14. Tourist tax

Any applicable municipal tourist tax, if required by the Municipality of Arcos de Valdevez, is not included in the base price and will be charged separately.

15. Applicable law and disputes

These terms and conditions are governed by Portuguese law. In the event of a dispute, consumers may bring proceedings before the courts of their place of residence, in accordance with Regulation (EU) No 1215/2012. For alternative dispute resolution, consumers may contact CIAB — Centro de Informação, Mediação e Arbitragem de Consumo (www.ciab.pt) or the European ODR platform at https://ec.europa.eu/consumers/odr.
